Balzar Architects designs hotels and hospitality as author architecture: a building whose concept, section and material give it an identity guests remember and an operator can run. The concept is the guest experience
A hotel is chosen on the experience it offers before it is chosen on its rate. How the building meets its landscape, how it is organised in section, how light, threshold and material are handled: this is what a guest remembers and what a brand is built on. The studio treats that concept as the operator’s asset, held consistently from arrival to room, so the project reads as one place rather than an assembly of parts.
Landscape and setting as the first material
Sobre Bancales, a rural hotel set in the vineyards of Requena, works from a single premise: minimum impact on a landscape that already has its own coherence. The volume is partly sunken and aligned with the agricultural terraces around it, so the hotel is inhabited from the threshold between the room and the cultivated ground. The setting is not a backdrop to the building. It is the first material the design works with.
Closed phases that fix cost before construction
The studio works in defined phases, with decisions taken at each phase gate and nothing carried forward unresolved. Concept design establishes the position, design development resolves it, and construction documents describe it completely. Complete, coordinated documentation is what allows a price to be fixed before work begins and held through construction. For an operator or investor, this is cost certainty and product control written into the process.
Preparing a proposal
To prepare a proposal for a hotel or hospitality project, the studio needs four things: the site, the programme and its key count, the intended timeline, and the positioning, meaning who the hotel is for and how it should be understood in its market. The studio replies with a written proposal setting out scope, phases, team and schedule.
